That's the whole point of this place. Downey Pines is a five-bedroom, 3,400-square-foot retreat tucked into the pines near Sunriver, Oregon, built specifically for big groups who want a home base rather than a hotel wing. It sleeps 16 across four king bedrooms and a bunk room stocked with four full-size beds, and every detail feels aimed at keeping a group together instead of scattering it across separate rooms with nothing to do.

The Game Lounge Does a Lot of Heavy Lifting

Most vacation rentals call themselves "great for groups" and mean there's a big couch. Downey Pines means it literally: the upstairs lounge holds a Polycade arcade cabinet loaded with more than 100 games, a 32-inch digital infinity game table, a shuffleboard table, a chess and backgammon setup, a full poker set, and a custom Oregon cribbage board, all anchored by a 65-inch TV and a wet bar. It's the kind of room that turns a rainy afternoon or a post-ski evening into the best part of the trip rather than downtime to fill.

Downstairs, the theme continues. A covered hot tub and infrared sauna sit off the patio, a fire pit with Adirondack seating anchors the twinkle-lit outdoor lounge, and a Peloton Tread rounds out the fitness options. There's also a basketball hoop, four cruiser bikes with a dual-seat trailer, and a handful of RC trucks for anyone who wants to be outside instead.

Built for Groups That Show Up Loaded Down

One detail sets Downey Pines apart from most group rentals in the area: full RV parking with hookups and a dump station. It's an uncommon amenity for a house this size, and it means a group can bring extra gear, extra guests, or an RV full of overflow sleeping space without scrambling for a separate site. Combine that with ski drop and boot warmers by the door and a mudroom stocked with helmets and bikes, and the house reads like it was designed by people who actually host large groups rather than furnish a listing and hope for the best.

The kitchen backs that up. A large granite island anchors a fully stocked chef's kitchen with a dedicated coffee station, built for group breakfasts and the kind of slow mornings that turn into afternoon hangs. The dining space is sized for the whole crew to eat together, not split into shifts.

Close to Everything, Without Being in the Middle of It

Downey Pines sits in the pines near Sunriver — about 20 minutes from Mt. Bachelor, roughly 10 minutes from Sunriver Village, and a five-minute drive to Century Commons for food trucks and taps. Private river access is about two minutes away. Worth noting: the property is not inside the Sunriver Resort itself, so groups coming for resort amenities specifically should plan to drive over, but for a group that wants a quiet, forested lot with real privacy and quick access to the mountain, the river, and Bend's restaurant scene, the location does its job well.

Reviewers consistently point to how clean and well-stocked the house feels for its size, and to how much the game lounge and outdoor spaces get used rather than sitting empty — the sign of a property built around how groups actually spend their time together, not just where they sleep.

Rates start at $800 a night with a three-night minimum, which puts it well within range for split-cost group trips, milestone birthdays, multi-family gatherings, or a low-key bachelorette that wants mountain air over a nightclub.
